I can’t tell you how many times I hear the question… “what will it cost to have a modern, oceanview home up on the cliffs where the trade winds blow all the time?”  I know you have heard me say it before, but the prices are all over the board, just like in any other real estate market.  But overall, for comparable construction quality, the prices tend to be considerably lower than those you will find on other Caribbean islands or in most seaside communities in America, Canada or Europe.

For many of our DR Escapes family, it seems that the best bargain is to snatch up a piece of oceanview land up on the cliffs, and then have a custom home built just like we want it… a modern, high end, solid as a rock construction where we know exactly what went into the house.  This kind of construction is becoming cost prohibitive in the U.S. with typical build costs coming in at $150 to $220 per square foot, or more.  Here in Cabrera, we can still get that high level of construction for about $68 per square foot.  Quite a savings.

I don’t know if you have ever priced custom homes in oceanfront communities before, but I have.  As a career underwater photographer, I’ve either worked or lived on many islands and coastal communities.  Along the way I guess I have priced properties in most of them, always looking for the bargains.  I would be hard pressed to beat the construction costs of the custom, higher end oceanview homes that Acosta Construction is building here in Cabrera. I have seen Acosta build homes for about $450,000 that would easily sell for $2 to $3 million dollars or more on Cayman, or other Caribbean islands.  Of course that is a pretty LARGE home… about  6,500 square feet… and is definitely more home than a lot of our DR Escapes family needs or wants.  Right now, it looks like the Acosta’s construction costs are coming in around $68 per square foot for a high end home.  

In this video interview, Willy and I meet with Mr. Acosta to take a quick tour of one of the custom homes that was built for one of our DR Escapes family.  This home is a 5 bedroom 5500 square foot solid concrete home with moderately high fit and finish.  The homeowner provided the floor plan ideas and Mr. Acosta’s crew refined it and built it.  The homeowner is currently renting the home out to other expats as it pays for itself.  Carrying cost for home like this are very, very low.  The property taxes are a joke (a few hundred dollars) and the solid concrete construction makes these homes virtually maintenance free when they are built with quality in mind, as the Acosta’s do.

It is just plain FACT, the builders here are quality builders, and affordable. That was one of the big draws to this area for us, the fact that we could get twice or three times or more for our money in a home. We had a specific amount of money to spend, and our builder gave us even more than we asked for. We only had to come down and visit the construction a few times to pick our fixtures and tile, the rest went smooth as silk. Nowhere else in this hemisphere can you get better value for your money in a house, and property too for that matter. Add in a nearly perfect climate, good food, friendly people, and you have the North Coast of the Dominican Republic, Cabrera, the nicest town I know of around.

Soon as time allows we’ll be releasing a couple more videos. There might be some more of it on them but I can’t remember. This is a large home with about 4000 square feet. This home is currently being rented as the owner’s are not here full time.
