Ocean View Real Estate On The Cheap?

Awaiting Your Completion - Great Views - Roomy HouseI am always watching out for potential bargains for our DYD Tour Guests.  The partially completed ocean view home I highlight in today’s video tour may be just the right opportunity for someone that likes to get involved in a project.  This is a chance to grab up and complete a 5 bedroom home with some great ocean views and equally impressive views of the rural hills and valleys that surround this property.  But before I dig into the nitty-gritty of that house, I thought I would update you on one of the big deal projects just down the road from Cabrera.

I know you have heard me mention that they were doing some major construction and development just a few miles down the road at Playa Grande Beach and the Playa Grande golf course.  Well, the developer has finally completed construction of some of the villas and has announced their grand opening.


Below is an excerpt from DR1 about this huge project.

Aman Resorts announces its Playa Grande property, a golfer’s dream, will be opening before the end of the year. The new Amanera is promoted as the luxury hotel chain’s first fully-integrated Aman Golf Course. The Amanera lies alongside the lauded fairways and greens of Playa Grande Golf Course.

When it opens, Amanera could be the country’s most expensive and exclusive resort. It will feature 25 casitas on an 800 hectares cliff-top property facing the Playa Grande Golf Course that is being renovated by the Rees Jones, son of the late Robert Trent Jones who built the course that has always been described as the Pebble Beach of the Caribbean. The Playa Grande Golf Course boasts 10 holes played directly on ocean cliffs, the most holes on the ocean of any course in the Western Hemisphere.

Aman Resorts says the resort has been designed to appear as natural parts of the landscape. All casitas have flat roofs topped with green gardens. The designers have sought to blur the lines that separate the accommodations from the surrounding tropical forest. Each casita will have an ocean view, a large terrace, outdoor seating and lounge areas and high-ceilinged living and sleeping areas. 13 of the 25 casitas will have their own private pools.

At the center of the resort, the Casa Grande facility will feature views of the ocean. It is built in a way it appears to ‘float’ above a three-tiered water feature and offers sweeping views at every turn. The resorts restaurants and shops, cigar bar, open air-bar are located there. The hotel will also feature a Club de Playa on Playa Grande beach, with a children’s club, a fitness center and the Aman Spa.”

So why would this be of interest to you?  Unless, of course you have well over $1,000 per day to drop on a luxury vacation rental.  Simple…. location, location, location.  With homesites in that development starting over $1,000,000 and homes easily in the multi-millions, it is not a bad thing to have very rich neighbors.  A very high end development like this brings infrastructure, jobs, security, and a little more prosperity for the business owners in the surrounding towns, like Cabrera.  Oh yeah, these types of developments also tend to bring real estate property value appreciation as more people discover this little known region of the country and realize that they can enjoy many of the benefits of the region for a small fraction of the cost of living in the development.

Which brings me to this partially completed home up on the ridgeline overlooking Cabrera and the coastline.  Once completed this has the potential to be quite a showplace, perfect for an ocean view family compound or small B&B.  This home, once completed, should have 5 bedrooms and a great open concept living and kitchen area and two huge covered decks overlooking the valley and coastline below.

I estimate that this home is about 70% to 80% complete and we have even asked a couple of our better builders to make a rough estimate of the cost to complete the home.  Even with the completion costs, this property seems to be a bargain and well below replacement cost.  Take a look at the video below and see what you think.

Would love to be there in the DR! Was wondering if there is any car dealerships near prefer Dodge, Jeep Ram new car dealership. I have been in the car business for about 20 years. Would love to come down and check it out. We normally go to Jamaica.

Biggest dealerships are located in the Capitol. If you’re looking to purchase perhaps Moca might be the best choice. If you just for what ever reason wanting to brouse Dealerships with compleat service centers It’s the Capitol. Hope this helps.
